The Amapas Region is strategically positioned on the outer edge of Puerto Vallarta. This beach resort with a perpetually increasing reputation as a choice tourist destination was one of the first areas in Puerto Vallarta to experience the intensification of real estate and tourism activities.
Located just south of downtown Puerto Vallarta on Highway 200, Amapas began as a residential area for American expatriates who were attracted by the beautiful hilltop views of Banderas Bay. Today, this upscale residential neighborhood is divided by the Highway 200 South into an upper and a lower section.
Amapas is located next to Vallarta’s Emiliano Zapata Colonia (also known as Olas Altas or the Zona Romantica) south of the Rio Cuale. Here, you will find a cornucopia of refined commercial establishments such as restaurants, art galleries, and coffee shops as well as shopping and other attractions.
Medium to high-end homes and condos in the upper part of Amapas still offer some of the best views in the Banderas Bay area. This exclusive part of the city is less crowded with fewer tourists than in areas closer to the beach.
Although Upper Amapas is still within a reasonable walking distance to the beach, many prefer navigating its steep, winding roads by car. If you enjoy spectacular views, privacy and do not mind climbing a few steps or navigating steep roads, this part of town is just for you. However, if you prefer to be within walking distance and have easy access to the small, sandy beaches, the lower section of Amapas is a better choice.
Amapas Real Estate, with its many dazzling features and benefits, tends to be expensive. However, the popularity of the area and its proximity to downtown core makes for a robust rental market offering a great return on investment.
